Cheryl Ann Shook, Heber Springs Realtor, Steps Back From Brokerage Ownership to Focus on Clients

Oct 21, 2026

Cheryl Ann Shook, Executive Broker at REMAX Advantage Heber Springs, announces her return to client-focused real estate services after two decades of brokerage ownership and $300 million in lifetime sales.

HEBER SPRINGS, AK, USA, October 21, 2026 -- Cheryl Ann Shook has stepped away from her role as Broker/Owner of REMAX Advantage Heber Springs and moved into an Executive Broker role at the same firm, trading the responsibilities of running a brokerage for more time with buyers and sellers.

Ownership and Representation Are Not the Same Job

Shook is specific about what changed and what did not.

She is not leaving real estate, not slowing down, and does not see giving up ownership as giving something up. What ownership had done, gradually, was accumulate responsibilities that pulled time away from the work she values most.

Recruiting, management, operations, compliance, and supporting other agents are all real work. They are also a different job from sitting across a table from a seller deciding whether this is the right year to move, or driving a buyer around Greers Ferry Lake comparing communities, or walking acreage with someone considering a custom build, or working through an inspection that turned complicated.

"That personal part has always mattered to me," she said. "Real estate is a relationship business. People want somebody they can trust, somebody who will tell them the truth and somebody who will still be there when things get complicated."

This Market Is Not Selling Three-Bedroom Houses

Shook argues that Heber Springs and Greers Ferry Lake behave differently from a conventional residential market, and that the difference shows up in what clients are actually buying.

A client may not be looking for a three-bedroom house. They may be looking for the summer home where children and grandchildren will gather for the next twenty years. They may be buying their first vacation property, relocating to Arkansas after retirement, or looking for a fishing place on the Little Red River, land for a custom home, a farm, an investment property, or a commercial opportunity.

Her practice covers that spread, with dedicated resources for lakefront homes, riverfront homes, Greers Ferry Lake homes, Little Red River homes, and homes with acreage, alongside commercial, farm, and investment property.

Knowing residential contracts is one part of the job. Understanding how different property types fit different lives is another.

The Question Before the Question

With more than two decades in real estate, Cheryl Ann Shook believes understanding a client's goals is essential. Whether buying waterfront property, selling a home, or planning retirement, she focuses on identifying priorities before recommending solutions.

"The first question isn't always, what kind of house do you want," Shook said. "Sometimes the better question is, what are you really trying to accomplish?"

What Twenty-Odd Years Actually Teaches

From luxury lakefront homes and investment properties to farms, relocation, and retirement purchases, Shook's experience helps her anticipate challenges, navigate negotiations, and find practical solutions.

"Experience means you've seen enough to know that things don't always go exactly according to plan," she said.

The Tools Changed. The Reason People Hire You Did Not.

Technology has transformed real estate through virtual tours, drone photography, instant listings, and electronic contracts. While Shook embraces these tools, she maintains that personal guidance, local expertise, and honest communication remain essential to helping clients make informed decisions.

Not All Lake Property Is the Same Purchase

Greers Ferry Lake makes that point better than most markets.

A buyer arrives having seen photographs online and assumes lake properties offer broadly the same experience. They do not. Position on the lake matters. Access matters. Topography matters. Intended use matters most of all, because a permanent residence, a weekend place, an investment, and a retirement home are four different purchases that can look identical in a listing.

Her markets run across Heber Springs, Greers Ferry, Fairfield Bay, Quitman, Tumbling Shoals, Drasco, and Cleburne County generally, including the lake communities of Eden Isle and Tannenbaum.

Helping a buyer narrow that is the service. The best property is not the one with the strongest photographs. It is the one that supports the life the buyer intends to build there.

The Little Red River draws a different buyer again. For some, fishing is the entire reason for owning. For others it is privacy, or a quieter second home, or retirement. Those motivations change how a property should be marketed, because the buyer for a river home is often not the buyer for an in-town Heber Springs house.

Price Point Does Not Set the Stakes

From first-time buyers to luxury waterfront sellers, Cheryl Ann Shook believes every transaction deserves equal attention, regardless of price. She recognizes the financial and emotional significance behind each client's decision.

Honest Advice Includes the Unwelcome Kind

Shook emphasizes honest guidance, even when clients face difficult decisions about pricing, property conditions, or negotiations.

"People deserve honesty," she said. "Sometimes that means telling them what they hoped to hear. Sometimes it means telling them something different. Either way, they should know I'm giving them my best advice."

Her experience helps clients navigate unexpected challenges with clear communication and practical solutions.

Retirement and Relocation Keep Growing

Heber Springs continues attracting retirees, relocating families, and buyers seeking lakefront living. Shook's renewed focus allows her to provide personalized guidance on lifestyle, location, maintenance, and long-term housing decisions.

Yuri Yoshida wins in South Korea for her first LPGA Tour victory

HAENAM, South Korea — Yuri Yoshida won the LPGA South Korea tournament holding off Haeran Ryu and Hye-Jin Choi in a close finish at Pine Beach Golf Links on Sunday. It was Yoshida's first LPGA Tour victory and came in dramatic finale as both overnight leader Haeran Ryu and Yoshida bogeyed the final hole leaving the Japanese player ahead by one stoke and a four-round total of 17-under 271. Yoshida was four shots off the pace going into Sunday’s final round but lit up the front nine with an eagle at the par-5 second, followed by three consecutive birdies to be 5-under 31 at the turn. Bogey’s at the 15th and 18th was offset by a crucial birdie at the 17th which gave the 26-year-old the buffer she needed. Ryu led the tournament by four strokes going into the final round, but couldn’t find the same rhythm on Sunday as she shot a 73 to finish at 16-under 272. The South Korean player made 15 consecutive pars before dropping a crucial shot at the par-4 16th which handed back Yoshida’s one-shot advantage. Both player's made birdies at the 17th, but a costly miss for Ryu at the 18th allowed Yoshida to clinch it, despite the Japanese golfer also making bogey. Hye-Jin Choi, who was in a tie for second coming in the final round, stayed in contention throughout Sunday and mixed four birdies with a lone bogey to finish at 16-under 272, and a shot behind Yoshida in a tie for second with Ryu. Choi is still looking for her first victory in 125 career LPGA Tour starts as a member. She has held or shared a 54-hole lead five times in her LPGA career without converting it into a win. Last week in Shanghai, Choi was runner-up by one stroke to China’s Ruoning Yin after the South Korean golfer led after each of the first three rounds. Defending champion Sei Young Kim, who ended a five-year victory drought in 2025 with a win last year in South Korea, shot 70 Sunday and finished at 2-under 286 and a tie for 55th. In its late-season Asian swing, the LPGA Tour moves to Kuala Lumpur, Malaysia next week for the Maybank Championship, the third of four events.

Booker scores 43 points in Suns' 131-122 win over Warriors

PHOENIX — Devin Booker scored 43 points, Miles Bridges added 16 and the Phoenix Suns won their home opener for the fifth straight season by beating the short-handed Golden State Warriors 131-122 on Saturday night. The Warriors — who were playing for the third time in four days — fell to 0-3 for the first time in 19 years while resting several key players, including Stephen Curry (right knee), Brandin Podziemski (low back), Draymond Green (low back) and Al Horford (low back). Booker scored 17 points in the third quarter and Jordan Goodwin hit a 3-pointer just before the buzzer to give the Suns a 102-92 lead entering the fourth. The Warriors hung around for a few more minutes, but the Suns eventually pulled away and Luke Kennard hit a 3 to extend the lead to 117-102 with six minutes left. Kennard finished with 11 points, hitting 3 of 5 from 3-point range, which is exactly what the team expected when they signed him in the offseason. Dillon Brooks had 15 points and five assists. The Suns were coming off an embarrassing 124-83 road loss in the season opener to the Trail Blazers. They struggled in the opening quarter of Saturday's game, too, making just 1 of 12 shots from 3-point range. But the shots finally started to fall and it was Booker who led the way. The five-time All-Star made 17 of 25 from the field and added seven assists and seven rebounds. Golden State was led by rookie Yaxel Lendeborg, who scored a season-high 26 points and made six 3-pointers. De'Anthony Melton added 25 points on 8 of 13 shooting. Booker scored 19 points in the first half, leading the Suns to a 57-54 halftime lead. Lendeborg had 13 for the Warriors.

Struggling Altas take on Chiefs, seek to end slump

With four games remaining in the elimination round and drifting on a six-game losing streak, University of Perpetual Help seeks to move higher in the Group B standings and make the quarterfinal round of the NCAA Season 102 men's basketball tournament. The Altas, however, need to win games, starting with its 5 p.m. duel with the Arellano University Chiefs on Monday at the FilOil EcoOil Centre in San Juan City. Perpetual Help currently sits at fourth place in the five-team Group B with a 2-7 win-loss record, ahead of winless San Sebastian (0-10). The Chiefs are at the number two spot with a 5-4 card. The other two teams in the group are pace-setter Letran (7-2) and third ranked Emilio Aguinaldo College (2-6). The Altas aim to finish the elims at least in third place to get an outright quarterfinals berth. The fourth and fifth placed teams will clash in a one-game playoff for a seat in the quarterfinal round. But more than the thought of advancing to the next round, the Altas need to get their acts together and play as a solid unit. Coach Olsen Racena needs Mark Gojo Cruz, LA Casillo, Ray Allen Maglupay, JM Tulabot, Jim Corpuz, Gelo Gelsano, Ariea Borja and Shawn Orgo to play well on both sides of the court to avenge Perpetual Help’s 88-65 first round loss to Arellano University on Monday. The Junior Altas, on the other hand, are in a better position in the juniors division. The Junior Altas enters their game against the Arellano University Braves with a 7-2 record in Group B. However, the team coached by Joph Cleopas is coming from an 82-86 setback against Group A leader Jose Rizal University. Still, Perpetual Help is heavily favored to win against Arellano which the Junior Altas defeated in the first round, 104-97. Expected to lead the charge for the Junior Altas are Louie Rosales, Sizco Roquid, Brian Orca Jr., Lord Dulanas, Sam Villaruel, Arkin Cristobal, Kakai Zamoras and Kurt Patalinghug.
